The Challenge

  • To secure the allocation of land for employment development in Local Plans, including the removal of land from the Green Belt
  • To obtain planning permission for large scale industrial / logistics development and associated country park
  • To negotiate land and property deals with occupiers and investors

The Solution

  • Cushman & Wakefield led the project through the Local Plan allocation and planning application stages, including the coordination of specialist input
  • Cushman & Wakefield provided development advice, planning advice, economic assessment and town centre uses planning input
  • Cushman & Wakefield appeared at examination in public, representing Harworth Estates
  • Cushman & Wakefield coordinated and contributed to an Environmental Impact Assessment, negotiation with three local planning authorities, stakeholder and neighbour consultation
  • We were then retained as agents to market and negotiate deals with occupiers and investors

The Results

  • Cushman & Wakefield facilitated the development by achieving policy support for removal of land from the Green Belt and allocation for employment use
  • Outline planning permission for 4 million sq ft employment development over 100ha site
  • Constructive teamworking with key stakeholders and decision makers alongside community engagement reduced initial opposition to the development
  • Bolton, Salford and Wigan Councils each resolved to grant planning permission for the Logistics North employment development and associated 225ha country park inside the 16 week target
  • Following grant of planning permission, Cushman & Wakefield is assisting in the discharge of planning conditions and submission of reserved matters applications
  • Acting as agents, Cushman & Wakefield subsequently secured the disposal of part of the site to Aldi for the delivery of a 400,000 sq ft distribution facility.
